  City of Cape Town Electricity Support Services – New Electricity Head Office  
   
     
 

The City of Cape Town’s new Electricity Head Office in Bloemhof is one of the few sustainable buildings
in the country to have achieved a Five Star As-Built Rating, and the first Municipal Building to be accredited by the Green Building Council of South Africa (GBCSA).

The project comprises of a new five storey office complex configured around a central glazed atrium and includes a parking basement, two hundred seat auditorium, a cafeteria with supporting bar as well as outdoor eating and recreational areas. A roof garden with panoramic views of the city offers walking trails and function areas.
Only indigenous, water wise landscaping (growing naturally in the area) have been introduced. The building design incorporates an extensive photo voltaic renewable energy plant. PV panels are mounted on the roof of the building and are also used as shading elements for a large external parking area.

Implementing good environmental management and monitoring practices during construction, such as re-use of topsoil and waste recycling, as well as the excellent performance of the energy and water saving systems enabled the building to obtain an As Built-Certification of Five Stars (South African Excellence).

 



Sustainable building features further include:

Major energy and water uses are sub-metered and controlled by a centralized Building Management System (BMS). Water meters have been installed that will alert maintenance teams to allow for prompt leak detection.

Smart lighting controls, motion sensors and timers linked to the BMS have been installed to automatically turn off lights, and a special control system dims the lights according to the amount of daylight present in a space.

A grey water recycling system reduces potable water use for flushing of toilets and urinals, and water efficient fittings have been installed throughout.

The building’s usage statistics are displayed in the public atriums to encourage further energy and water savings.

Furniture, fittings, finishes, paints, carpets, composite wood products and sealants have been carefully selected to have low or no VOC or Formaldehyde content.

Cycling and related shower facilities have been provided for staff and visitors to encourage cycling as a preferred mode of transport.

The design maximises the amount of natural light entering the building and also provides external views to all occupants.

Facades were designed to deflect wind as well as traffic noise from the adjacent N1 highway.
